We are a full service residential real estate firm with an emphasis on putting more money in your pocket. We charge a flat fee of $500 to sell your home. Why pay high real estate commissions if you can receive full service at a lower price? At Edge Realty, we believe in saving the homeowner money and providing a high level of service. The sellers we work with are able to use their savings towards the purchase of their next property, moving costs, renovations, decorating, or a rainy day.
Our sellers receive a free consultation on the value of the property, staging tips, a customized website for their individual property, a sign, lockbox, property flyers to print or share on social media, and an attorney to negotiate their contract. These services are for the listing side of the transaction. If an agent procures a buyer for the seller, the seller pays the buyer’s agent a commission at closing. We recommend the co-broker’s commission be between 2-3% of the sales price.
The benefit of using our services vs. For Sale By Owner is you increase your exposure and buyer reach. 88% of buyers purchased their home through a real estate agent (National Association of Realtors 2016). As agents we use the MLS (Multiple Listing Service) to share information. If most buyers use an agent, you will want to make sure your home is listed on the MLS since agents use this service day in and out to search for homes for their buyers. If your home is not included on the service, buyers may miss it.
The next area you want exposure is the internet. 51% of buyers found the home they ultimately purchased online (NAR 2016). 34% found their home through their agent, 8%- yard sign, 4%- friend, relative or neighbor, 2%- home builder, 1%- directly from seller or knew seller, 1%- newspaper advertisement. We offer, at no extra charge to you, your own website for your home. This site includes its own URL and is showcased on over 130 different websites. This will help your home reach more buyers.
*This offer is contingent upon the seller offering a minimum of a 2% co-operative fee split.
